Tenant sustainability toolkit & game

Investa is one of Australia’s largest commercial office real estate companies. As part of their commitment to net zero carbon emissions by 2040, Investa wanted an online toolkit to provide sustainability information and resources for their tenants. I was engaged by Curated Content to concept and design the sustainability toolkit.

To engage tenants to improve the environmental performance of their buildings. To improve the health, wellbeing and productivity of tenants.

Research and discovery

Energy use feedback

A first step in improving building performance is to understand the key consumption metrics. By making these metrics accessible for tenants, goals can be set and progress measured.

Research was done on what data was available and methods for making it clear and appealing.

Tenant wellness

Investa had already carried out some research. They found that design and fit-out was one of the top building-related factors for staff satisfaction. Access to communal wellness programs and services for their staff was also important.

This drove the need for fit-out information for landlords in the toolkit. It also identified the need for information and services that target tenant wellbeing.

Recycling contamination rates

Incorrect recycling increases waste costs and results in more waste to landfill. It is something tenants have control over and we found to be concerned about. For this reason we chose to address recycling education as a key component of the toolkit.

The strategy we selected for this education piece was to introduce humour and make into a game.

Sketching and ideating

The client wanted a creative and engaging ways of communicating the data to their tenants. I chose to wireframe this project in sketch format to provide the most freedom and quickly get feedback on ideas.

Prototyping and refining

We quickly moved to prototype to test the proposed solution.

For our recycling game, it enabled us to test the game play and make refinements early on. An example was that we discovered that the game feedback was frustrating users. It was too confusing and not immediately clear whether they got it right or wrong. They also wanted to know straight away why in item was incorrect - not wait until the end. Both things that were simple to rectify in this early prototype stage.

Design and build

Visual style concepts

I’m an advocate of providing multiple style concepts for designs. It pushes the design and also returns more useful feedback.

For this project I provided a style that matched the brand style and one that pushed it a little. The second design was better received and became the chosen concept.

Once the style was selected, the pages and assets were designed and further tested.

Smooth delivery

I closely collaborated with the engineering team throughout this project. As well as providing clear assets, also ensuring regular contact and communication.

The result

The sustainability toolkit reaches over 100,000 people working in Investa buildings. It helps tenants operate healthy and more productive workplaces, and creates awareness of the buildings environmental performance.

The tenant portal along with the binder recycling game has been well received by both the tenants and by the wider community.
